 El Paseo is a 22.2 acre planned community approved for 241 residential units within the City of Fontana, CA. The community is ideally positioned to capitalize on the burgeoning demand for FHA-qualified housing and is located in proximity to employment, schools, services, and shopping in the core Inland Empire. El Paseo was strategically designed around a central paseo that connects the community’s amenities, which include a pool, community building, open lawn area, multiple tot lots, BBQ stations, shade shelters, benches, and a pathway with exercise stations.

Background

 The property was commercially zoned, vacant and owned by a long-term investment firm with no plan to sell. Griffin approached the primary owner with their vision for the property and negotiated a deal structure with price and timing that made sense for the owner. Griffin then assembled multiple other adjacent properties to create a larger planned community.

Value Added

 The property needed to be rezoned and processed with a General Plan Amendment. Griffin Residential designed an exciting and unique development plan and was able to garner support from both the Mayor and City Council members after months of meetings and negotiations. This included working with City Planning to create new development standards for a detached residential cluster product, which had not previously been built in the City. In addition, Griffin foresaw the growth of the Fontana submarket and in particular the need for FHA-qualified housing. Although
