French Valley 188 is a 20 acre planned community approved for 188 residential units within the French Valley area of Riverside County. The community is ideally positioned to capitalize on the burgeoning demand for FHA-qualified housing and is located in proximity to employment, schools, services, and shopping in the core Southern Riverside Market. French Valley 188 was strategically designed around two private parks that include community amenities such as playgrounds, open lawn areas, BBQ stations, shade shelters, benches, and pathways.
Value Added
The property was zoned Commercial Tourism and needed to be rezoned and processed with both General and Specific Plan Amendments. Griffin Residential designed an exciting and unique development plan and was able to garner support from both the Planning Commissioners and County Supervisors after months of meetings and negotiations. This included working with County Planners to create new development standards for a detached residential cluster product. Although the unit sizes are smaller than the traditional French Valley product, the competitive nature of the marketplace is trending in this direction.
